About / Jose Lopez · Owner

The Work Has Jose's Name on It.

Montgomery County drywall and painting — owner-operated, project-based, no shortcuts.

Jose Lopez started JL Drywall and Painting in 2026 after years of finish trade work on residential projects across Montgomery County. The trajectory was deliberate: learn the hardest part of every finish trade — the texture matching, the multi-coat skim, the exterior prep sequence that actually holds through five Pennsylvania winters — and then own the result end to end. No general contractor markup. No foreman relaying instructions to a crew that may or may not show up. The homeowner calls Jose, Jose walks the scope, and a small JL crew that he trained handles the production work to his standard. Jose signs off on every finished surface before the job is closed.

The trade

What "owner-operated" actually means.

The business is registered as a Pennsylvania Home Improvement Contractor under HICPA (registration {HICPA_NUMBER_PENDING}), which means JL Drywall and Painting meets the PA Attorney General's requirements for residential improvement contractors — written contracts, proper disclosure, and accountability that extends past the final invoice. That registration matters because most of the housing stock JL works in — the 1960s split-levels in East Norriton, the pre-1940 colonials in North Wales Borough, the 1970s single-families in King of Prussia — was built before modern drywall standards, and the repair work in those homes requires trade knowledge, not just a bucket of joint compound.

Finish work in older housing stock means understanding substrate. When a wall repair in a 1970s Blue Bell colonial lands in an area where the original installer used plaster-textured drywall over a wood-lath base, you cannot treat it like new construction. The primer spec changes. The compound schedule changes. The texture feather-out radius changes. These are not decisions a production crew makes on the fly — they are decisions that get made on the estimate walk, written into the scope, and executed deliberately.

On exterior painting, Jose's standard sequence is wire-brush or scraper pass on all failing surfaces, then wood filler on any open grain or damage, then a high-adhesion oil-based or shellac-based spot prime on bare wood, then a full-surface 100% acrylic primer coat, then two finish coats in a product rated for the humidity and freeze-thaw exposure common in Montgomery County's humid continental climate. That is five steps before the color coat. Contractors who skip the spot-prime or apply finish coats over peeling chalk are the reason homeowners are back at the same problem in two years.

JL Drywall and Painting is fully insured — general liability and workers' compensation — which protects both the homeowner and the business. Every job comes with a written scope and a scheduled timeline. Work is project-based: JL does not run a day-rate operation where you call and hope someone shows up. The estimate defines the scope, the scope defines the schedule, and the schedule holds.

JL Drywall and Painting serves all of Montgomery County, PA from the Norristown base. The five service-area pages on this site cover the most-active flagship markets — North Wales, East Norriton, King of Prussia, Blue Bell, and Skippack — but the practical service radius covers every borough and township in the county. Projects beyond Montgomery County are considered case by case. For a free estimate, call (484) 435-5154 or email hello@jldrywallandpaintingllc.com.
